These features are tailored to help you market both your properties and yourself. The very first Gutensite client was a Realtor and since then all of our tools have been developed with you in mind.

Personal & Pocket Listings

Most Realtors subscribe to their Live Local MLS®, which displays all local properties, including the listings they represent. But many Realtors like to also upload a portfolio of their own properties. The Personal Properties feature allows you to upload and manage your own personal list of properties with exclusive photos, descriptions, maps, virtual tours, etc. You can create specific property list pages that group your properties by various features such as sale status, property type, or any other category you want to create. You may choose to display a portfolio of your impressive sales history. Or you may have some Exclusive Listings that are not yet on the local MLS that you want to release exclusively through your website.

The Personal Properties feature allows you to manually manage your own list of properties, as opposed to relying on the automated MLS listings feature. There are several advantages to manually managing your own property list:

  • Pocket Listings: promote Pocket Listings that aren't on the MLS yet.
  • Exclusive Content: provide extra information for each property which may not be available on the MLS, such as exclusive photos, videos, documents, etc.
  • Sold Portfolio: showcase all your sold properties as a portfolio of your professional experience. This is necessary in most cases where the local MLS does not publish sold properties, and there would not be any other way to display those properties.

The disadvantage of using the Personal Listings feature is that it is not automated, and so it does require you to spend a couple of minutes to add the property information the first time. But once it's added, then you can update the property sale status as the property changes from "active" to "pending" and finally to "sold". Once a property is updated to "sold", it will appear on your "sold" page automatically.

Live Local MLS

For the busy Realtor who doesn't want to manually maintain a personal list of properties, we can connect to local participating MLS organizations, and stream the property data directly to the website in a beautifully displayed and organized list with maps, satellite and street views, route mapping, easy filtering, saved favorites and recently viewed lists, detailed MLS information, photo slideshows, social media sharing, print options, rss feeds, email alerts and more. Property Alerts by Email

Our integrated Email Alerts allow visitors to easily create an alert from any property listing page on your site with just the click of a button. They can create as many alerts as they want, delete them when they are no longer needed, or edit them to modify the filters, alert frequency, add a friend's email, etc. The emails can be custom designed to match your website look and feel. There are also monitoring options for the administrator, to verify when the email alert was last checked, when it was last sent, as well as a list of properties that were last sent to the client (with links). Most importantly, the emails that are sent to the client include links back to your own site (not the MLS or another generic company), which makes for a more streamlined and cohesive experience for your clients.

Agent and Office Directory

For Brokers that wish to include a directory of all their offices and agents, we provide a convenient way to organize and display these profiles to the public in a searchable way. Each agent or office profile includes an optional photo, contact information, personal website link, and link to all personal properties on the MLS listings page.

Community Information

Most buyers are interested in the statistics of the local community. Our community tool allows you to create community profiles that feature descriptive information about the community, a slideshow or video of the community, helpful links and statistics, a directory of common services or recommended service professionals, and market reports.

For Realtors that serve a small area, the communities can be listed on a single page with a photo thumbnail, community name, and sentence about the community. When clicked the full community details page is displayed. Or for Realtors that serve many communities, a map based search is available that displays the community names on the map for reference. As the user pans and zooms they will see county names, city names, and individual neighborhood names if your community list provides this level of community breakdown. They may select any community icon on the map to view the full details page.

On Property Details pages, if a property is in a city that is included in the Community list, a "Community Info" button appears to direct people to more the relavent community details page.

Service Directory

Some Realtors like to provide a Directory list of common Services or recommended Service Professionals in a community. For example, you may create Service Categories like "Electric", "Cable", "Pest Control", "Police", etc. And then under each category you can list the names and contact information for the best or common services. This list can be generic, or it can be restricted to each city or community. The Service Directory will show up on relevant community details pages or on a general Service Directory page (if you wish to have one).

Testimonials

Despite all the fancy internet services that compete with you for clients or the technological advancements that have changed the game for Realtors in the past decade, at the end of the day, you know that it's your personal reputation that matters. Referrals are still your best source of business. Use the Testimonials feature to let your clients praise you in their own words. These testimonials can be viewed on a single page, or featured on your home page, or sprinkled randomly throughout your site in the sidebar.

Restricted Account Access

When offering exclusive property or investment information or enticing individuals to provide their contact information with special give aways, you may wish to require that visitors create a personal account on your site. With a personal account the visitor can access private pages, download exclusive files and reports, view exclusive property listings, etc. You can even require a customized agreement prior to creating the account, if you need your clients to agree to specific terms.

Contact & Directions

The standard contact page includes your public contact information (address, phone, email), and a web contact form that allows anyone to send you an email from your website. You may also display a map with dynamic driving directions to your office.

Blog

Blogging has become a very important marketing technic for many Realtors. Not only does it provide visitors with insider news, and give you a chance to promote some great properties, but it also establishes you as a leader in your community, allowing you to share your expertise with the world. This has many positive effects, but one of the most important reasons for blogging is that it adds keyword rich content to your website. This vastly increases your search engine rankings, making it more likely that when someone Google Searches information about real estate or Realtors in your community, your website will rank at the top of the search results.
